How do you come up with your offer?
We look at recent sales of similar homes nearby, estimate the repairs line by line from what similar work costs on our own projects, and show you how we got to the number.
Do I need to make repairs or clean out the house?
No. Leave what you don't want to take. We buy the house as it is.
Are there fees or commissions?
On a direct cash sale to L11, you pay no agent commission. If you decide to list with one of our licensed agents instead, the commission is agreed in writing before anything is listed.
How fast can you close?
It depends on the title search. Once title is clear, we can close on the date you choose, whether that's soon or a few months out.
I'm behind on payments or got a foreclosure notice. Can you help?
Reach out as early as you can. A sale before the foreclosure date can protect the equity you have in the home. We also suggest talking with a HUD-approved housing counselor, who can review every option with you for free.
Can I sell a house with tenants in it?
Yes. We buy rentals with tenants in place and take over the lease.
Is Kunle a licensed real estate agent?
Yes. Kunle Akande is a licensed Georgia real estate salesperson with Keller Williams Realty West Atlanta. When L11 buys your house, Kunle is acting as a buyer for his own company, and we disclose that in writing in every purchase contract.
Why does my contract say L11 Investments LLC?
L11 Investments LLC is our company that buys and renovates houses. L11 Properties is our brand and owns our rentals. Both are owned by Kunle Akande, so you're dealing with the same team from first call to closing.
